We’re seeing a notable shift in Mississauga’s real estate landscape. Recent numbers reflect a cooler pace in the market—sales dropped about 13% to 435, with new listings down nearly 19% to 1,100, and active listings easing by roughly 6% to 2,400. That means properties are taking a bit longer to move, with average days on market now at 54. Even as listings declined, the market stayed balanced, and buyers continued to hold negotiating power.
Prices overall remained steady, hovering around $899,000. Detached homes averaged $1.3M, semi-detached at $879,000, and townhouses at $875,000—highlighting the range of options and performance across Mississauga. Notably, condo apartments slipped just below $500,000, with the average now at $495,000. This softening in the condo segment could open doors for buyers who are focused on value and long-term opportunity.
While positive economic and job news has offered some underlying support, ongoing trade uncertainties with the US have made some households more cautious about inflation and future borrowing costs. Having navigated these market cycles myself, I know how important it is to weigh all the factors—especially if you’re thinking about entering the market or making a move in Mississauga.
